Welcome to Hoschton, Georgia! This quaint small historic downtown dates back to the late 1860’s when three pioneering brothers, with the last name of Hosch, built the community’s first store. These same brothers were also instrumental in securing the right of way for construction of the railroad in 1878 that was to become the connector between Gainesville and Athens. Later in 1880-81, Hoschton was officially established and named appropriately for those men who worked so hard in setting the whole process in motion. Modern day Hoschton is now known for its expanding growth opportunities for housing, new business and industry. Like many communities in the NE Suburban Atlanta metro, Hoschton is one of those places that literally “spill over” into adjacent counties. If there was such a phrase as the “greater Hoschton area,” you would find that the town name actually crosses over into 4 different counties, as Hoschton downtown is situated for the most part in Jackson County, with its branches extending north into Hall County, west into Gwinnett County, and south into Barrow County. It is also very difficult to distinguish it clearly from its sister city of Braselton. This all sounds too confusing to worry about, so we will just keep moving. If you’re considering Hoschton as one of those places where you might be thinking about buying your next home, you will be very impressed with both the quality and quantity of new upscale neighborhoods that are being developed and built. For the most part, all the recent new growth seems to be in the $300K to $700K price range. All along Highway 124 from Hamilton Mill on the west to Hwy 53 on the east at the Chateau Elan exit on I-85, Hoschton is literally sprawling with upper end homes to choose from. As you travel down Hwy 124, going east towards the Gwinnett/Jackson County line, you will also go right past the recently opened Mill Creek High School. This new school has only been in service for the past 4 years and is already the largest high school in the state of Georgia and unofficially ranks at #3 in the USA. It’s actually like a mid-sized junior college. In fact, two of my youngest children are both in school there, and they love it. Because of the rapid growth, Mill Creek HS benefited from a deep pool of quality teacher talent seeking out this Hoschton area. Mill Creek's early reputation has it becoming known as a school that really focuses on excellence and quality in all its programs. This particular high school district of Gwinnett County in NE suburban Atlanta is a mostly middle to upper middle class community, and all the attention you would expect to get from parental involvement is certainly there. Simply stated, educated parents want well educated children, and it's expected at Mill Creek High School. On the Gwinnett County side of Hoschton, there has been tremendous commercial retail and medical center development all along Highway 124, making this area complete with new services for the rapidly increasing population of homeowners. In addition, three new schools are also already under construction at this time to help take off the pressure from all the growth and expansion. For those of you who love to “shop‘till you drop,” this is the place! The mall of Georgia is only a few miles to the west on I-85, and there are numerous smaller shopping centers popping up constantly throughout the Hoschton area. For the discriminating golfer looking for challenging links, Hoschton is pretty close to paradise on earth as well, with Hamilton Mill on the west, 3 Chateau Elan courses to the north, the Reunion Club just west of Chateau, and the Traditions of Braselton, just to the east, all within a fifteen minute drive. If you're a devoted golfer, it's hard to concentrate on your real job with all the temptations around here. If you’re not sure if Hoschton is priced right for you, that's OK. It’s an easy commute to tons of close proximity neighborhoods that are much more affordable, again all within a very short distance. Both Jackson and Barrow counties next door offer limitless opportunities for buyers in every price range. The rapid growth has been contagious, and builders have been seizing the chance to display their inventories in abundance. If you like new or almost new homes, the Hoschton area is certainly the place for your real estate search. Time to Move >Time To Move
As your life circumstance changes, your housing sometimes must accommodate that change. When your children leave for college or move out on their own, it may be time to re-evaluate your housing arrangements. It is useful to consult with a real estate agent who can help you decide whether it is time to move.
When it is time to sell your home or to purchase a new one, the first step is to contact a professional real estate agent to discuss your situation. What is your home worth? Would it be better to sell it now or to keep the house and rent it out? What cost effective cosmetic improvements should you make before marketing the property? If you are moving to a new city, how can you contact a real estate agent to introduce you to the community and help you find the perfect new home in a neighborhood that meets your needs? Real estate agents are professionals whose experience and expertise can make your transition as smooth as possible.
