Welcome > Local Info > Dacula Information ...

Welcome to Dacula, Georgia, a flourishing Gwinnett County town that once had the original name of Hoke, first given in honor of a railroad official. However, since the railroad company refused to allow the town to continue using that name, its first postmaster suggested that the town’s name be changed to reflect a combination of two other nearby cities, Decatur and Atlanta. The original town governing body obviously agreed, so the new name of Dacula became official. The earliest days of Dacula date back to around 1891 when the currently existing CSX Seaboard Railway was being constructed. The local railroad contractors settled in as they picked this location for their temporary campsite. Dacula as a new town was formally incorporated a few years later in 1905. Earlier settlers to this immediate local area, however, date back to the 1840’s and beyond, but it was the railroad construction that gave Dacula the necessary kick start to make it thrive as a young suburban Atlanta township. 

If you’re considering Dacula as an option for your next real estate purchase in this part of Gwinnett County, I think you would be making a wise decision for sure. My own six children (now ages 17 to 23) have all attended our local Dacula public schools. In fact, my oldest three have already graduated from Dacula High school, after having attended both Dacula Elementary and Dacula Middle. So from first hand experience, we have been very pleased with all aspects of this community. In addition, our family has been worshiping at Dacula’s own home-grown Hebron Baptist Church for the past 18 years. When we joined Hebron in 1990, the membership size was around 1,000, and we’ve watched in amazement as it has grown steadily to its current level approaching 12,000 or more. Hebron was once jokingly labeled as "the church that swallowed the town of Dacula." Once again, from my personal perspective, Hebron Church really has made a huge impact on everything in our local area, providing quality activities and ministries that continuously reach out and demonstrate true Christianity in a very positive light.  

Dacula has literally burst at the seams over the past 20 years with tremendous development and growth. There are scores of new subdivisions in every price range to make your real estate dream a reality. Lots of new shops, restaurants, and small grocery based shopping centers have been built along Dacula Road, Harbins Road, Highway 29, SR 124, and SR 324, mostly within the past five years. If you can’t find it in Dacula, the mall of Georgia is only about 9 miles to the north, and downtown Lawrenceville is just about 7 miles to the southwest. Over the recent years, thousands of newcomers have chosen to relocate to “family friendly” Dacula to purchase their new homes on spacious wooded lots, all at attractive, affordable prices. The overall larger expanded community is also very reputable and is considered as a very safe place for raising your family.  

For the outdoorsman and sports enthusiasts, Dacula is home to the newly opened Little Mulberry Park, consisting of 890 acres with five miles of equestrian and multi-purpose trails and a small lake. It's a wonderful place of tranquility and natural beauty. Dacula also offers two recently built quality golf courses, one named The Trophy Club @ Apalachee, and the other is called Hamilton Mill. Whatever you want for the outdoors, we’ve got it covered with a sport, a club, an event or a team. Our moderate climate allows for year round outdoor activities, enabling us to enjoy our sports continuously here in Dacula.

Financing Your Home >When Interest Rates Rise

Many people fall out of the home buying market when interest rates start to go up. This is often a mistake. Many of the best mortgages deals become available when lenders are competing for new business and sellers are competing within a smaller buyer pool. You just have to know how to keep the costs down in order to counter the higher interest rates.

One of the best tricks is the buy-down. In a buy-down, a fee is paid at the closing to get a lower interest rate. In a soft market, an anxious seller may be lured into to paying all or part of the buy-down. Another approach is to get the seller to pay some of closing costs, thus lowering the amount of cash a buyer needs to close. Frequently the seller's costs can be used as a write-off by the buyer. Always consult with your tax advisor if you are considering such an arrangement.

If the market is softening due to rising or higher rates, the price itself becomes an area where a buyer may be able to save a lot of money on a house through skillful negotiating. Lower prices mean lower loan amounts, so don't be discouraged by higher rates--use them to your advantage.
