These very distinctive NE Suburban Atlanta metro cities all boast several common denominators. They all serve as incredible places to live, work and raise a family. The distance to downtown Atlanta is about 30 miles on average, so the inner city hustle and bustle is left behind when you arrive in the suburbs. We’re close enough to the “Big City” to get there easily for major league sporting and cultural events, but far enough away to avoid the negative side of large urban lifestyle and its associated problems. I think that most people choose to start looking here initially because our home prices are much more affordable than those offered closer to Atlanta. Then, once they arrive to our suburban communites and see how new and clean everything is, they are totally hooked. The largest percentage of buildings and homes in this area were all built in the last ten years, so our facilities are very modern and air conditioned, with all the latest gadgets. Our homes are state of the art with all the latest construction details and amenities available anywhere in the country. Between the huge availability of developable land and an ample labor force in construction, our homes and office buildings are affordably built and then priced within reach of most normal working citizen’s income brackets. Our respective zip coded areas have been teeming with growth, and the prospect for continued expansion seems very promising for the next decade or longer, at the very least. The downtown communities themselves date back about 100 or so years to the late 1800s, with some limited Civil War history and artifacts from the past. In each case, there are certainly several Historic district homes and buildings that have been beautifully preserved. But, for the most part, the old has been totally revitalized and modernized to make them very up to date towns serving rapidly expanding tax bases. This area of NE Suburban Atlanta Georgia is predominately a densely forested part of the state, with a large pleasing mix of both pine and hardwood trees. Many of our existing neighborhoods are heavily wooded with huge trees being common place. Lawns are typically green with ample and consistent rainfall throughout the year. Most of the newer subdivisions have Bermuda sod yards, where the grass is dormant in the winter season, requiring no mowing whatsoever. We offer a complete array of housing in communities with associations and every imaginable amenity package. Golf is a popular sport in this part of the U.S. with at least ten to fifteen courses within thirty minute drive times to these towns. Outdoor recreation is a driving force and listed as one of the main reasons people decide to call this part of Georgia their home. The north Georgia, Tennessee and Carolina mountains are only a short 40 to 60 minute drive away. The beaches of the Atlantic Ocean are about 5 hours to the East, and the Gulf of Mexico is about 6 hours to the South. We have numerous large lakes, rivers and streams for the water and boating enthusiast, with close by Lake Lanier only 15 minutes away and Lake Hartwell or Lake Oconee just about 1 to 2 hours to the North and East as well. Tons of golf courses are literally scattered everywhere, with the host site for the AT & T Classic held annually at nearby Sugarloaf Farms C/C. Our community school system is one of the largest in the U.S. with modern buildings and quality teacher talent in abundance. There is absolutely no need to privately school your children if you live in this area. Our schools are sought after on a national basis. Typically speaking in this “Bible Belt” area of the Southern US, we also have a “church on every corner.” Whatever your faith or denomination, we have the religious and spiritual support facility to make you feel welcome here. Financing Your Home >Balloon Mortgages
In loan terminology a "balloon" is the unpaid loan balance that must be paid in full on a specified due date. Federal savings and loan associations are permitted to make balloon mortgages with as little as five percent down and monthly payments that are smaller than the amount needed to fully amortize the debt. On the due date, which may be only a few years after the loan was made, the balance must be paid off or the loan must be renegotiated. Balloon borrowers must be cautious and plan carefully to avoid overlooking balloon payment obligations. It is easy to be lulled into complacency by the easy monthly payment terms.
