"Family Values" are not just words around here!
This is a family photo from a BSA Eagle Court of Honor, showing my five sons, daughter, and my wife & me. My sons and I are all Eagle Scouts. 

Brief comments regarding my personal and professional background. 

My early childhood days and developing years were primarily spent in the mountains of western North Carolina, so I am proudly a Southerner by birth and by the grace of God. As a young college student, I had the privilege of attending and graduating from UNC at Chapel Hill with the class of 1974, earning a BS degree in Business Administration. Immediately following college, I served for 4 years in the military, earning the rank of Captain in the US Marine Corps as a Communication’s Officer, thereby repaying my commitment to the U.S. Government for the ROTC scholarship that greatly helped me financially through college. Following my 4-year tour of duty in the military, I spent an abbreviated few years with 2 major Fortune 500 companies (Johnson Controls & MCC Powers), working as a Branch Sales Engineer and Regional Product Service Manager in the environmental controls industry, prior to coming into the Real Estate business in February 1982. 

My beautiful wife, Marianne, and I moved to this part of NE Suburban Atlanta Georgia in January 1981, right after our Nov. 1980 wedding, and in the same year we both started the pre-license training to become Realtors. She placed her license "on the shelf" as we started the beginnings of what would grow quickly into a "real family" in 1985. We are now proudly involved deeply in the continuing process of raising and slowly weaning our six young adult children, currently spanning in age from 20 to 26, with five sons and one daughter, 2 daughters-in law, and now 1 son-in-law. During this school year of 2011-12, we still have 2 in college (Junior & Senior), while our 4 oldest have now graduated. We also just were blessed with the birth of our 1st grandchild(son) in February 2010, and our 2nd and 3rd grandchildren(twin boys) were just born in April 2011. Our three oldest sons are each enrolled in graduate Seminary studies. Two of them are now married, and our only daughter was just marrried in late May 2011. You can see clearly why I have jokingly said for years that my earned "success fees" could be considered as “tax deductible contributions to needy children.” I have obvioulsy always worked more from the basis of need, rather than greed, believe me. "Family values are not just words around here!" 

Our “kids” have certainly been a very central component in our lives over the past two decades. My wife and I are proud to say that we consider ourselves as devoted Christian parents, and our children are very involved with church and mission-type activities as well. I have taught adult Christian Bible studies over most the past 24 years, and my wife has been very active as a contributing member to both Choir and Praise teams. I know it's a very overstated remark, but we truly understand how blessed indeed we are to have experienced what God has already done in our lives and family. As you may have already gathered from the opening photo, we have also been quite involved with the Boy Scouts of America over the past 12 years, and all 5 of our sons have followed in my footsteps in earning their Eagle Scout rank. We are quite proud, to say the least. It’s a continuing legacy that we hope to keep passing on to the next generation of future Melins. 

In every area of my life, I always strive for excellence. I am a passionately self-disciplined individual, and I make conscious efforts to be the very best at anything I try to accomplish. I routinely jog and exercise 7 days a week, starting every single morning, usually at just before daybreak, typically clocking about 30 or more miles in a week. I guess many would say that I have a typical “type A” driven personality.  

I have also tried to advance my real estate education over the years by getting my Broker’s license very early in my career, and subsequently earning coveted designations and REALTOR awards like: "Certified Residential Specialist, e-PRO, and Accredited Buyer’s Representative.” Before starting my own company, I also spent over 18 years as a top producing local Re/Max Associate Broker and agent, where I was inducted into their Designated Hall of Fame, for receiving over 1 Million dollars in closed commissions. I also earned their prized 100% Club award every single year. I am also very proud of earning the “Double Phoenix” Award from our local Board of Realtors, for being in their Million Dollar Club of Producers for 20 consecutive years. I am still continuing to strive for more educational advancements as well, as I have almost completed the necessary courses that will soon lead me to receiving the highly recognized GRI designation. I have also completed several Ga. State licensing programs for Appraisal, Insurance, and Residential Mortgage professions. In fact, over the past ten years, I have served in the dual-role of working as a full time real estate professsional as well as a residential Mortgage Loan originator. At this point in my Real Estate career, I am still highly motivated to provide quality customer service and the very best "superlative" marketing for my Sellers, along with the most productive assistance to my Buyer clients.

First Time Buyers >Your Principal Residence

The Federal Tax Code allows married taxpayers to exclude from capital gains taxes up to $500,000 in profits from selling a home (singles can exclude $250,000). In order to qualify for this exemption, you must prove that that the home has been your principal residence for at least two out of the last five years. The establishment of the home as a principal residence depends on the facts of each homeowner's circumstance. Here are two cases to consider.

Homeowner A has lived at 25 Pine Drive for 12 years. Although he stays at his vacation cottage in another town for up to three months out of each year (sometimes more), 25 Pine Drive is his principal residence, where he lives most of the time. When he sells the home, Homeowner A (filing as a single individual) can keep up to $250,000 in tax-free profit.

Homeowner B buys 108 Maple Street, intending to live there. He rents it out while waiting to sell his current home, where he has lived for six years. His principal residence sells at the end of two years. Homeowner B moves into his new house, lives there for three months, and then decides to travel. After a six-month trip, he regrets buying 108 Maple Street and sells it. Even though he has owned the house on Maple Street for over two years, it won't qualify as "owner-occupied", because he only lived in it for a few months. Thus Homeowner B is not eligible to claim the tax exemption when he sells the house on Maple Street.
